How to read this comparison
Every fact below comes from the vendor's own website, checked on November 3, 2026. Where a vendor does not publish something, the table says so. That is not a criticism: many hotel software companies price by quote because every property is different. Prices change, so confirm them with the vendor before you budget.
We make Turndown, so we have an interest. We have kept the facts about other products to what they say themselves, and the detail pages include a section on when another product is the better choice.

A PMS connection matters more in a hotel than almost anywhere else. It is what lets maintenance software know which rooms are occupied, who arrives today and which room a guest request came from. If your PMS is not named, ask the vendor how the connection works before you sign, and whether room status goes back to the PMS or only comes in.
Three kinds of product
The twelve products fall into three groups, and the group usually matters more than the brand.
- Hotel operations platformsQuore, HotSOS, Flexkeeping, hotelkit, HelloShift, Optii and ALICE cover several departments: maintenance, housekeeping, guest requests and team communication. Most are sold through a demo, priced by rooms or by quote, and many connect to brand or enterprise PMSs.
- General maintenance software (CMMS)UpKeep, MaintainX, Limble and Fiix are built for any building or plant. They are strong on work orders, preventive maintenance, assets and parts. They are priced per user, and the ones we checked name no hotel PMS connection. More on CMMS for hotels.
- Hotel maintenance software for independent propertiesTurndown is maintenance first, with the hotel layer built in: rooms, arrivals, rooms held out of order while a repair is open, guest requests from a QR code in each room, and a weekly backlog review sent automatically every Monday. One published price, a self-serve setup and no contract.
How to choose
- Start with your PMS. Cross off anything that does not name it, unless you are happy to work from a CSV export or with no connection at all.
- Count who needs a login. Engineers, housekeepers, the front desk and the night auditor all report problems. With per-user pricing, check whether people who only report can use free requester accounts.
- Read the contract terms. Look for setup fees, minimum terms and how billing works. Ask how you get your data out if you leave.
- Try it with your own hotel. A demo shows the product at its best. A trial with your rooms, your equipment and a week of real jobs shows whether your team will use it.
- Check what happens to the backlog. Every tool collects jobs. Ask how overdue work gets noticed and decided on, week after week.
Turndown's price and terms are on the pricing section, and the product page shows what it does.
